He died on May 18, 2023. Zell, a lawyer, founded and served as chairman of Equity Group Investments, a private investment company that was established in 1968. According to a statement from his private investment firm on Thursday, billionaire Sam Zell, who established a real estate empire and was known for his wagers on distressed properties, passed away at the age of 81 due to complications from a recent illness.

Zell, a Polish immigrant whose parents fled to the US before the German invasion of Poland, developed a keen interest in real estate very early in life. He was born in 1941.

While still a student at the University of Michigan, he started his business managing residences for students. In 1968, he established his primary investment company, Equity Group Investments.

His company made investments in manufacturing, travel, retail, healthcare, and energy companies in addition to real estate.

In the 1990s, Zell was instrumental in popularising the REIT structure, which involved renting out properties, collecting rent, and paying out profits as dividends to investors.

Equity Office Properties Trust, one of his REITs, was the first to be included in the S&P 500 index, the industry standard. The greatest real estate transaction in history saw it later sold for $39 billion to the world’s largest asset management company, Blackstone Inc.

But he failed in another of his bold endeavours. In a $8.2 billion highly leveraged acquisition that burdened the business with too much debt, he took media behemoth Tribune Co private.

A year later, during the global financial crisis, Tribune filed for bankruptcy protection when its advertising revenue plummeted as more consumers started reading their news online. The acquisition was nicknamed the “deal from hell” by Zell.

According to Forbes, the Chicago real estate czar had a net worth of $5.2 billion. Businessman Zell was outspoken and had a love of motorbikes, which inspired him to start an organisation called Zell’s Angels with whom he would go on annual motorcycle rides.
